Community Update - Fall 2012


Welcome to the new and improved Heatherwood North Condo Association Newsletter. Here are topics we thought were essential for a homeowner in Heatherwood North to know about. Hope you enjoy!

Board of Directors:
We are excited to announce that the association had a quorum to hold an annual meeting and therefore, an election of board members for the first time in several years. The board members and officers for 2012 are:

Thanks to all who sent in their proxies to make the election possible!  We are also very happy with our new management company and our property manager, Steven Walczak!

Driveways: 
The resurfacing of our driveways is a three-year capital improvements project paid out of capital reserves.  One third of the driveways are to be resurfaced each year.  We have one-third more to be done next summer.  Along with the new garage doors, the appearance of our community is greatly improved.

Siding:  
As you have been notified, the soft metals (the siding, gutters, roof vents, etc.) on our buildings were previously damaged by hail storms.  The Board has contracted with Waldman Engineering Consultants, Inc. to oversee the replacement of these materials.  Contractors are being interviewed and one will soon be chosen.  Work on the project should begin in early spring as weather permits.

Water Heaters:   
Some of our homeowners have had problems with their water heaters leaking.  In several cases the leakage has resulted in damage to another owner’s unit.   Due to the age of the heaters, this could become a problem for other residents.  Be aware that you are responsible for damage done to another unit.  Please keep a close eye on your heater and periodically check for leaks.

If you would like to replace your water heater, our property manager has gotten some general pricing from three contractors.  Below is a list of three licensed and insured plumbing contractors.  These contractors have provided verbal pricing for water heater replacement between $850 - $1,100 depending on the size of the unit, whether it was an upper level unit or lower level unit, whether washers/dryers would need to be moved and some other factors. Though the Association does not support, endorse, recommend or guarantee the quality of any outside contractor’s work, owners may wish to consider contacting these contractors for pricing.

Furnaces:  
Our furnaces are also aging.  Owners may wish to consult with a HVAC contractor to discuss their future options for furnace replacement as it appears new legislation will prohibit the replacement of furnaces that are less than 90% efficient as of May 1, 2013.  In the spring newsletter the Association will publish guidelines for the new furnace venting requirements.

We Live In Schaumburg!
As residents of Schaumburg, Heatherwood North residents are subject to its ordinances.

Trash Collection Regulations:

  • Garbage, recyclable material, and appliances are picked up once a week. Different trucks are used to collect the various types of material at different times of the day. Grouping refuse and recyclables separately at the curb will help reduce missed collections.
  • Materials may not be set out before 6:00 p.m. the night before pickup from April 1 to September 30; and by 4:00 p.m. from October 1 to March. 31.
  • Materials must be placed at the curbside by 7:00 a.m. the morning of collection.
  • NOTE:  Please secure trash placed at the curb.  The beauty of our community is marred by garbage blowing around.

Lawn Watering Restrictions:
Schaumburg’s sprinkling ordinance allow sprinkling only between the hours of 5PM and 11AM throughout the entire year.  The best time to water lawns and shrubs to keep them healthy condition during the summer months is in the early morning or late evening hours.

Police Beat Meetings:
Beat meetings are held on the third Thursday of each month at 7:30pm in the Community Room of the Martin J. Conroy Center located at 1000 W. Schaumburg Road. Contact Lieutenant Dave Wermes at 847-348-7225 for information on monthly beat meetings. All members of the community are invited to participate in these open meetings.

  • The village of Schaumburg complies and sends an e-newsletter on a weekly basis for its residents. This newsletter is compiled by the Public Relations Division of the Village of Schaumburg. For more information or to subscribe, call 847-923-4710.
